no taming mods either, at least not yet. As the proud owner of a pet leviathan (acquired without mods mind you), they're not really that great. Super slow, can't fit in half the places you want to go, and even a moderately skilled party can usually take them down. Their only upside is the huge HP.

You can ally with Hounds and Shinobi Thieves with no repercussions to any other faction, any others and you'll probably lose your chance to ally with or even become hostile to other factions.

can't sell houses. you could dismantle it. Any houses I have rented seem to unrent themselves whenever I re-import the game, even if I check the box to keep buildings. So if you really wanted to get rid of them that might be an option for you.

Part of the problem is that players can not own ruins (the building). And buildings can not become ruins. If you buy a ruined building it becomes a blueprint. If you become the owner of ruined site through modding the game turns the ruins into fixed but with 0 hp buildings.

What are the downsides of building a well?

There's plenty of copper and iron and good opportunities to grow things, but lower access to water is the main downside, so build some wells. Make sure to defend or wall off two of three entrances to the area so you don't get overwhelmed.
